• Specialized facilities

  Define equipment, operations, environmental conditions and specialist design needs before relying on a generic building package. Technical and operational systems remain with their responsible experts.

• Mixed-use and complex development

  Connect different occupancies, shared services, circulation, structures and development phases. Master developments and special construction forms need defined component responsibilities and coordinated approval sequencing.

Decisions, fees and timing

Scope and dependencies determine the proposal. No universal price or approval date is assumed.

1. Confirm the basis and responsibility

   Review the available records, intended endpoint and authority to use the information. Assign missing inputs, technical decisions and the parties who can authorize changes.

2. Coordinate and review the work

   Prepare the included documents from agreed inputs, resolve interfaces with responsible specialists and track revisions. Record external decisions and conditions separately from work prepared for review.

3. Account for project-specific dependencies

   Number of uses and decision-makers, specialist systems, owner standards, infrastructure dependencies and phased approvals.

4. Deliver the defined milestone

   Provide the controlling documents and remaining-action record. Identify what is accepted, what still requires a decision and what belongs to a separately contracted next stage.

Specialized facilities need an operator-defined basis

Provide the owner’s program, site records, operating criteria and equipment information. True North can organize the agreed scope and interface register, connecting specialist documents with building and site submissions.

• Fire stations and community facilities

  A fire station combines apparatus access, vehicle exhaust, equipment/support spaces and potentially living or sleeping areas. A community facility needs its actual gathering, learning, recreation or service program documented. Coordinate public-owner standards, circulation, accessibility, utilities and life-safety design, with operator review and public approvals identified separately.

• Laboratories and cleanrooms

  Laboratory processes determine chemicals, gases, containment, exhaust, waste and equipment interfaces. Cleanroom criteria define the required environment and its verification; they cannot be inferred from a room name. Obtain the operator’s process and performance basis and engage the relevant specialists for mechanical, controls, electrical, plumbing, fire and validation responsibilities before the building package is finalized.

• Aircraft hangars, marinas and funeral facilities

  For an aircraft hangar, define aircraft, door geometry, maintenance, fueling and fire-protection interfaces with the airport/operator team. A marina connects shoreline/access rights, docks, utilities and environmental review. A funeral facility’s public gathering spaces and preparation or cremation operations create different technical and operating scopes. Provide the actual activities and equipment to coordinate the appropriate specialists rather than applying one generic facility checklist.
