What the scope can include

Select the work and handoff your project needs. The agreement identifies the included deliverables and responsibilities.

  • First occupancy in a shell

    Review the lease and landlord delivery condition, utilities, fire systems and unfinished work. Establish tenant equipment, layout and separate landlord improvements before technical design proceeds.

  • A new business in an existing space

    Compare prior approvals and retained systems with the new operation. Coordinate selective demolition, change-of-use questions, accessibility and the systems affected by the fit-out.

  • Combining, dividing and phasing suites

    Coordinate lease lines, separations, shared exits, metering and occupied neighbors. Track landlord approvals, permit packages and phased turnover as distinct milestones.

  • Information to bring

    The lease plan, landlord criteria, previous approvals, existing drawings, business description and equipment list. Identify target opening needs and areas that remain occupied.

  • The agreed handoff

    A coordinated tenant plan and approval scope, landlord/tenant responsibility matrix and document handoff for the contracted milestone.

Decisions, fees and timing

Scope and dependencies determine the proposal. No universal price or approval date is assumed.

  1. Confirm the basis and responsibility

    Review the available records, intended endpoint and authority to use the information. Assign missing inputs, technical decisions and the parties who can authorize changes.

  2. Coordinate and review the work

    Prepare the included documents from agreed inputs, resolve interfaces with responsible specialists and track revisions. Record external decisions and conditions separately from work prepared for review.

  3. Account for project-specific dependencies

    Existing records, base-building deficiencies, equipment selections, landlord decisions and separate agency reviews.

  4. Deliver the defined milestone

    Provide the controlling documents and remaining-action record. Identify what is accepted, what still requires a decision and what belongs to a separately contracted next stage.

Should I sign a lease before checking the space?

A scoped early review can identify design and approval dependencies before commitments rely on assumptions. Have your legal advisor address lease protections and obligations.

Does the former tenant’s occupancy approval cover my business?

Not automatically. Describe the actual activities and changes so the proposed use and required approvals can be reviewed.
