HOA, Landlord and Private Approval Packages

Public permits and private property approvals often run alongside each other. True North prepares and tracks the drawing and information packages needed for landlord, association, campus and other private review.

For owners, project teams and delivery partners nationwide. The written scope identifies True North’s work, the responsible professionals and any separately contracted construction.

What the scope can include

Select the work and handoff your project needs. The agreement identifies the included deliverables and responsibilities.

  • Private application packages

Reconcile the lease, owner criteria, association requirements and project concept. Prepare the agreed exhibits, product information, colors, locations and responsibility statements for the actual reviewer.

  • Review comments and decisions

Track requests, authorized revisions, conditions and written decisions. Keep the approved private package consistent with the public submission and record differences requiring resolution.

  • Construction and handback interfaces

Coordinate access windows, protection, deliveries, insurance or contractor documents and restoration requirements as specified by the owner. The relevant legal, insurance and construction parties retain their responsibilities.

Prepare for the assignment

You can start with incomplete records. Tell us what is available and what still needs to be established.

  • Information to bring

Current owner/association criteria, lease or authorized extracts, property plans, project drawings, contact and submission instructions, and previous decisions.

  • The agreed handoff

A private-review package, comment/decision log and coordinated requirements for the included construction or handback milestone.

Decisions, fees and timing

Scope and dependencies determine the proposal. No universal price or approval date is assumed.

  1. Confirm the basis and responsibility

Review the available records, intended endpoint and authority to use the information. Assign missing inputs, technical decisions and the parties who can authorize changes.

  2. Coordinate and review the work

Prepare the included documents from agreed inputs, resolve interfaces with responsible specialists and track revisions. Record external decisions and conditions separately from work prepared for review.

  3. Account for project-specific dependencies

Reviewer schedules, missing property criteria, revisions, landlord-versus-tenant scope and dependencies on public approvals.

  4. Deliver the defined milestone

Provide the controlling documents and remaining-action record. Identify what is accepted, what still requires a decision and what belongs to a separately contracted next stage.

Common questions

Does landlord approval replace a permit?

No. Treat private permission and government approvals as separate requirements and coordinate both for the actual project.

Can True North interpret lease disputes?

We organize the technical exhibits and responsibility questions. Legal interpretation and negotiation belong with the owner’s authorized legal advisors.
